If you are working with an experienced, professional home stager, it will be even more expensive than doing some of these things yourself. However, it might be easier and faster to hire a professional to help you since they will know who to call to make necessary repairs, paint the home, where to get pieces they might be bringing into your home to create a specific ambience. If you are having a stager, stage an unoccupied, vacant home with furniture and more, it may end up costing you a lot of money to have them working with you and renting all of the necessary furniture for each room. Even if you are working with a professional or a team of professionals, it takes time to get a home staged and ready to show. It might be prohibitively expensive for some people to hire a professional home stager, which means this service might be out of reach for some people. However, you might be able to afford to bring one over for an initial consultation and implement their suggestions and feedback before you stage your home.

Golden rules for staging your home on any budget
De-personalize your home
In order to de-personalize your home so buyers can imagine themselves in your home, you will need to remove and store any family photos or photos of loved ones, clear your closets, cupboards, drawers, clear any unnecessary clutter.
It may feel odd and be time-consuming to remove all of the personal touches, photos, knick-knacks, etc. from your home and evidence of your presence, but potential buyers need to be able to imagine themselves living in your home. You may love looking at your family photos, but these will feel distracting to buyers and make it harder for them to imagine themselves in your home. You want to do as much as you reasonably can to help buyers imagine themselves in your home since the more that they can imagine themselves living in your home, the better your chances will be to sell your home more quickly. You can use this as an opportunity to declutter your home before moving if you have not already moved or will be moving into a new home.
Maximize the available space in your home
If you are decluttering and purging items, a la Marie Kondo, you will be maximizing the available space in your home. Overstuffed closets, cupboards, cabinets, and drawers make these storage spaces appear insufficient, so you might consider storing some of your belongings off-site.
Sanitize
You will want your home to spotless and sparkling clean before putting it on the market since buyers are definitely turned off by dirty and messy homes, spotless home is also more appealing for potential buyers. Before putting your home on the market, you should have your home deep cleaned, this means cleaning from top to bottom, from the ceiling and ceiling fans, the mouldings, going down the walls, to the baseboards and the floor. Sanitizing and really thoroughly cleaning your home are the easiest and most economical ways you can stage your home to sell and make it appear more attractive to buyers.
You would also benefit from clearing clutter and unnecessary items and clutter off of your countertops to make this space look larger. You can make your space look cleaner by displaying clean, white bath and hand towels. You really need to have a clean kitchen and clean bathroom(s) since these two areas of a home can make or break a sale.
Modernize
If your home looks dated this means that you will not be able to get as much money as a more modern home. In other words, do what you need to do to update and modernize your home wherever possible. You can update your home’s look by replacing gold or brass fixtures and wooden cabinet hardware with nickel, chrome, brushed silver, or stainless steel. If you want to easily and quickly make appliances such as dishwashers and refrigerators look new, you can buy stainless steel stick-on coverings or specialty appliance paints, so they look they are stainless steel. When you are in your kitchen, you should take this time to declutter cabinets, drawers, and your oven if you keep anything inside there because buyers will be looking inside every nook and cranny in your kitchen. You can also make your kitchen appear larger by removing rugs.
Neutralize
Finally, you will want your home to feel neutral with a neutral colour scheme so potential buyers can imagine themselves living in your home. You will want an especially neutral colour scheme in statement rooms such as the dining room. You can also add lighting and emphasize any natural light coming into your home using a mirror and subtle lamps.
Remember to adjust your window treatments to maximize your home’s staging. You will want to have any curtains and window treatments you are using to have neutral colours or subtle designs. Sheer curtains can be nice since they let more light into a room which makes it look more appealing. You will want to position any curtain rods as high as possible and use thinner curtain rods to maximize this space.
You can also use window treatments to make a room feel bigger. If you are in a room with a low ceiling, you might consider hanging drapes that go all the way down from the ceiling to the floor on each side of a window frame. This will help make the windows appear larger and the ceiling appears taller. You can use neutral coloured curtains and thin rods to hold these curtains.
Tips for making certain areas of your home more appealing
Closets
With your closet, you will probably want to clear about 50% of the items in them so buyers can get a better idea of how big they are. You will want to use matching hangers to help your closets have a greater visual impact if you splurge on matching hangers
Bedrooms
You can easily make a bedroom more appealing for potential buyers by using a gender-neutral colour scheme in the room with the room’s accessories. A headboard, cohesive colour scheme and some decorative items can improve a bedroom’s look. If you remove extraneous clutter such as office furniture, power strips, computers, televisions, etc., this will help a bedroom to feel like a more relaxing and inviting space since you are supposed to feel and be relaxed in your bedroom. You should be colour coordinating wherever possible with the walls, headboard, bedspread, sheets, curtains, etc. Ideally, you would want your colours to have a clear theme.
You might consider adding a headboard if there is not one already here since a headboard provides a visual focal point for the room and is a relatively inexpensive way to make a bedroom seem more sophisticated. You can add more focal points by adding some decorative items, this is especially true for decorative items placed at eye level on the dresser.
Bathrooms
If your bathrooms are looking grimy you should definitely clean them and eliminate any unnecessary clutter, so they are immaculate. If your bathroom walls are grimy you can clean the walls by creating a mixture with one part bleach and one part water, putting this into a spray bottle and spray to clean the walls. After this, you can repaint the bathroom walls. Do not waste any money replacing grimy or gross shower doors, you can make a solution with muriatic acid (which you can find at hardware stores) and 10 parts water to clean them and make them look good as new.
Kitchen
You can refresh any dated looking cabinets for less than $200 by applying another coat of stain if they are stained or you can always have them sanded and repainted. You can replace dated looking cabinet knobs with brushed silver, chrome, nickel, or stainless steel. You will want to clean and declutter the inside of your refrigerator and your oven, clean your sink and go through to declutter any kitchen drawers and cabinets. You should expect potential buyers to peek inside every nook and cranny to inspect the spaces.
Finally, you can remove any kitchen rugs, especially rugs by the kitchen sink since these rugs tend to catch the eye and break up this space. Removing kitchen rugs will help your kitchen to feel larger.
Dining Room
You will want this room to feel neutral, with a neutral colour scheme. Setting your dining room table can create a focal point in a room that might feel a bit boring after you declutter and depersonalize the space. But you do not want to over stage this room and set out every piece of China that you own on your dining room table. You can also create a focal point by adding a vase of fresh flowers to the centre of the table and removing any additional leaves in the table, as to maximize the space in this room.
Living Room
Buyers are looking for living rooms that are bright, airy, and filled with light. In order to make a living room feel bright, you will want to open any shades before buyers come to visit and if possible, stage this room with light coloured furniture, this will help the room to feel brighter and make it feel bigger. In particularly large or empty living rooms, you could consider using a strategically placed plant to create a focal point to draw the eye.
If your living room has a hardwood floor that needs to be updated, you could consider replacing only the damaged floorboards. Then you could update the rest of the floor to make it match by sanding it and staining the floor using a hardwood floor stain instead of removing and replacing the whole floor.
